Spacial, the AI-driven platform automating residential engineering and permitting, has successfully raised $10 million in seed funding. TLV Partners led the round, with participation from Mango Capital, Re Angels, and HTV. The company plans to use this investment to accelerate AI development, expand its sales and customer success teams, and drive adoption among architects, builders, and design professionals. This move strengthens Spacial’s position in the trillion-dollar U.S. housing market one of the least digitized industries in the economy.
Since its launch in 2024, Spacial has achieved impressive growth, increasing its booked revenue by 300%. The company now supports over 140 active projects across the U.S. and has expanded its workforce to more than 20 employees. Headquartered in Palo Alto, California, Spacial also operates an R&D center in Tel Aviv, Israel.

The traditional residential construction industry continues to struggle with inefficiency, high costs, and slow project timelines. Manual drafting, redundant reviews, and poor coordination often lead to inflated budgets and unnecessary delays. These outdated processes result in up to 30% project waste and 12% additional costs due to rework. Consequently, generating permit-ready plans can take nearly 27 weeks and cost around $30,000 per project. This inefficiency not only burdens architects, builders, and engineers but also makes homeownership less attainable for families nationwide.
Spacial aims to disrupt this outdated system by introducing an AI-powered platform that automates the most time-consuming stages of engineering and permitting. Its technology automatically transforms 2D architectural drawings into code-compliant 3D structural and MEP (Mechanical, Electrical, and Plumbing) plans. The platform includes features such as design conflict detection, automatic local code validation, and engineering oversight. By combining AI precision with human expertise, Spacial streamlines collaboration between architects, engineers, and permitting authorities ultimately shortening project cycles, reducing risks, and enhancing construction quality.
Spacial was co-founded by CEO Maor Greenberg, a seasoned real estate and construction executive, and Chief Product Officer Ami Avrahami, a veteran technology entrepreneur. Greenberg also founded Greenberg Group, a vertically integrated real estate firm, while Avrahami previously co-founded Reali and Veev, two innovative companies in real estate and construction tech. Together, they lead Spacial’s mission to simplify and accelerate the design-to-permit process.

“The residential construction process has been stuck in the same slow, manual loop for decades,” said Maor Greenberg, Co-Founder and CEO of Spacial. “Spacial brings the art of AI automation to building transforming how plans are engineered, coordinated, and approved. By eliminating obstacles and reducing costly errors, we’re giving builders and architects the control, speed, confidence, and time for creativity they need to deliver quality housing faster, while helping communities make homeownership more affordable.”
Yonatan Mandelbaum, Partner at TLV Partners, echoed this confidence, saying, “We invest in teams that rethink how legacy industries operate, and Spacial is a prime example. Spacial is taking one of the slowest, most fragmented parts of construction and turning it into a streamlined, connected, and scalable process. By doing so, they’re not just improving workflows, they’re redefining how homes get built.”
Moreover, Spacial’s technology integrates directly with popular architectural and engineering tools, automatically identifying design conflicts such as plumbing lines intersecting structural beams before submission. This proactive approach minimizes material waste and rework, improves sustainability, and accelerates municipal approvals. The company also collaborates with local authorities to simplify permit reviews and ensure code alignment from the start.
“Our mission is to future-proof the construction industry,” added Ami Avrahami, Co-Founder and Chief Product Officer at Spacial. “We’re building technology that connects design, engineering, and permitting in one seamless process, making residential construction smarter, faster, and more accessible for everyone.”
